Natasha Francisco.
I co-founded root.co with Eric in 2025. Before that I spent five years as a virtual assistant and operations specialist inside property management firms. AppFolio, Buildium, Rentec Direct, Propertyware. Tenant comms, lease tracking, work orders, owner statements, vendor follow-ups, month-end close.
At some point I stopped just doing the work and started fixing it. That’s what I do for clients now: I clean up the back office, and I write the systems that keep it that way.
The whole story — five scenarios, my process, my pricing.
Five portfolio scenarios walked through in detail. Three slides each: what the brief was, how I’d set it up, what the design targets. Plus how I work, what I charge, and how to get in touch.
Five clients.
Five very different messes.
Four years of root.co projects where I owned the operations side. Click any row to open that project’s slides in the full deck.
“Most of the work isn’t where the dashboard is. It’s in the duplicate owner contacts and the trust account that hasn’t been reconciled in six months.”
Three things
I build.
Custom websites, internal dashboards, and the automation that ties them together. Most clients hire me for one and end up adding a second. The case studies above are all built from these three.
Custom websites
Bespoke marketing sites for SMBs that have outgrown a template. Real typography, real motion, a CMS your team can actually use, and the source code in your hands on day one.
KPI dashboards & internal tools
The “we live in this spreadsheet” replacement. Live integrations with the platforms you already use, the numbers your team needs on top, drilldowns that actually drill.
Workflow automation
The four things eating your team’s Tuesdays, retired. Owner reports, renewal pipelines, vendor follow-ups, late-rent flows, recurring invoices, and the rest of the unglamorous stuff.
A week inside your
business first.
I don’t scope from a brief. I scope from sitting next to your team for a week, watching where the work breaks. Then we agree on the fix in writing.
Intro call & access
60 min. I ask blunt questions about how Tuesdays go. If we fit, you give me read-only access to your tools.
The week of watching
I sit with your team in person or on shadow calls. Watch the inbox. Watch the front desk. Watch month-end.
Clean up the books
Duplicate contacts. Ghost units. Stale vendors. Unreconciled trust ledgers. Boring work, billed flat.
Build SOPs & automations
Write the workflows down. Build the automations. Train the people who’ll use them. Test on real Tuesdays.
Handover (or keep me on)
You own every doc, every workflow, every account. Some clients run with it. Some keep me on as fractional ops.
Offshore pricing.
US-agency quality.
I’m based in Manila and work on US hours. That’s the advantage: you get the same fixed-scope, fixed-price engagement a US agency would quote at four to five times this, and you get me directly on every call, not an account manager.
One dashboard or
one automation chain.
- discovery call + written scope
- one dashboard with live data wired in
- or one automation chain end-to-end
- SOP doc for the team that owns it
- 30-day check-in after handover
Connected dashboards
and an automation suite.
- workflow mapping & spec week
- 3 dashboards or a full website with embedded KPIs
- connected automation suite across your tools
- live integration with your core platform
- training sessions, recorded for new hires
- source code & credentials, day 0
Full website + software
platform, ongoing.
- full website + custom software platform
- automation, KPI analytics, auth, permissions
- multi-system integration
- ongoing engineering retainer after launch
- good fit when you’re replacing 3+ legacy tools
- you own everything on day 0
If your back office is
the bottleneck —
Send me a paragraph. What’s broken, how many units / clinics / clients you run, what platform you’re on. I’ll write back within a working day with whether I can help and what it would look like.
Francisco.
